Title and approvals
Is the title clear and marketable across the full chain of ownership? Are the layout and building approvals in place? Is the property free of litigation, mortgages and encumbrances — verified against sub-registrar records, not just the seller's word?
A file note from the seller is not a title search. Spend on the lawyer before you spend on the property.
The costs after purchase
What are the annual property taxes, maintenance expectations, and the realistic cost of upkeep for this specific property? Who manages it if you're not in the same city — and what does that management actually cost?
For income property, verify achievable rent against evidence, not brochures, and check the rental demand profile of the micro-market.
Your own exit and attention
Two questions decide more than any market report. First: who will look after this property for the next ten years? Second: if you needed to sell it in three, would it be ready — documents current, property maintained, tenant situation clean?
Buy the property you can own well, not only the one you can afford to buy.
